- During Q3-Q4 2024, downtown employee presence saw a 10.2% increase compared to the same period in 2023. This uptick reflects the ongoing return to in-office work, signaling a positive shift for the area’s economic landscape as employees contribute to local businesses
- Residential occupancy also grew: By the end of 2024, there was a 5% increase in residential occupancy downtown. Residential occupancy is the percentage of occupied rental units, with a higher percentage indicating strong demand. REV’s team believes this is a healthy readjustment following 2023’s surge in residential developments (1,138 units added to the downtown market).
- Keeping with Birmingham’s reputation as “the dinner table of the South,” downtown Birmingham’s food and beverage scene is booming. 2024 saw 25 restaurant openings and at least 13 announcements for other establishments opening soon.
- Visitor traffic to downtown Birmingham has declined, following a national adjustment in travel and entertainment spending post-COVID and amid inflation. In the second half of 2024, downtown Birmingham recorded an average of 88,423 visitor visits per day, marking a 6.5% decrease compared to the same period in 2023. Weekend visits experienced the largest drop, suggesting that fewer large-scale events and concerts have contributed to this decline.
- However, the opening of the Coca-Cola Amphitheater is expected to provide a significant boost. With 31 shows already planned for 2025, REV forecasts 220,000 visitors will attend events at the venue this year, signaling a potential revitalization of downtown’s overall visitor traffic and entertainment scene.
