  1. Downtown Birmingham saw rising office occupancy and employee presence in Q3–Q4 2025. Office occupancy reached 78%, up 2% year over year, with Class A space at 83%. At the same time, employee presence increased 5.08% overall, including a 6.6% rise on the Northside and a 4.89% increase on the Southside.
  2. Downtown Birmingham is seeing increased corporate investment and headquarters activity. CommerceOne Bank relocated to the John Hand Building, doubling its office space and positioning for growth, and is expected to become the newest publicly traded company headquartered downtown following its acquisition of Green Dot Corporation, joining Regions Bank.
  3. Michelin Guide recognition highlights downtown Birmingham’s strength as a culinary hub. In Q3–Q4 2025, eight downtown restaurants were recognized by the guide, with three additional honorees in the adjacent Lakeview district — accounting for the majority of Alabama’s 15 total Michelin-recognized restaurants.
  4. Residential occupancy adjusted as new supply entered the market. Occupancy declined from 86.9% in Q3–Q4 2024 to 79.6% in Q3–Q4 2025, following the delivery of 548 new units at The Fitzroy and The James, both completed in 2025 and still leasing.
  5. Community feedback reinforces priorities for downtown’s future. The Downtown BHM Community Survey received 2,147 responses in Q3–Q4 2025, reflecting input from a broad mix of stakeholders. Respondents highlighted strong appreciation for downtown’s dining and arts scene, while identifying vacant-building redevelopment, cleanliness and public safety as top priorities.
  6. The winter holiday season brought increased visitation to downtown. Downtown Birmingham’s historic city center district recorded a 9.5% year-over-year increase in visits in December 2025. During the same period, REV Birmingham and the Downtown BHM Business Improvement District (BID) coordinated a range of holiday activations and events across downtown, which coincided with the uptick in seasonal foot traffic.
