- Residential construction is cooling, but occupancy is stabilizing at 82.2%. Following a recent surge in residential developments downtown – 1,138 new units were added in 2023! – we are seeing fewer residential developments as the demand for housing catches up to supply. There are currently zero units in the pipeline, and stabilized multifamily buildings downtown that typically have waitlists are currently experiencing roughly 10% vacancies. We believe this to be a healthy readjustment.
- Recent and announced downtown investments indicate positive potential for downtown employee presence. In Q1-Q2 of 2024, downtown Birmingham saw positive office lease absorption for the first time since Q2 of 2023. The largest leases in 2024 were signed by Baker Donelson, Black Box Logistics and Phelps Dunbar. Downtown employee visits in Q1-Q2 2024 increased by 4.2% when compared to Q1-Q2 2023. This increase comes from the south side, but recent announcements on the north side show promise for increased employee presence there too.
- Downtown needs more grocery. The Downtown Publix is in the 85th percentile of visits nationwide – but downtown residents are still going outside of downtown for additional and wider options. The grocers being visited outside of downtown represent $18.38M in unmet consumer demand for grocery in 2023. This data shows that even with our downtown Publix, which is doing well, there is a healthy demand for more groceries in Downtown Birmingham.
