1. Four downtown neighborhoods — Central City, Fountain Heights, Five Points South and Southside — have the highest concentration of employees, businesses and restaurants in Birmingham. Together, these four neighborhoods account for 35% of the city’s employees, 32% of business licenses and 40% of restaurants. That concentration makes downtown an important contributor to the city’s tax base. Occupational, business license and sales taxes account for approximately 70% of Birmingham’s total tax revenue, underscoring the role downtown’s businesses, workers and visitors play in the city’s overall economic health.
2. Downtown foot traffic continues to grow. From Q1-Q2 2025 to Q1-Q2 2026, foot traffic increased across all visitor types: visitor visits rose 1.8%, employee visits 1.2% and resident visits 3.4%.
3. Downtown offers competitive office rents for major tenants. Downtown Birmingham’s average asking rent for available Class A office space with more than 20,000 contiguous square feet is $23.35/SF — comparable to Hwy 280/I-459 ($23.00/SF) and Southern ($26.67/SF) submarkets, and well below Midtown ($42.50/SF).
4. Downtown multifamily occupancy has rebounded. Residential occupancy increased from 79.6% in Q3-Q4 2025 to 84.1% in Q1-Q2 2026, following the addition of 548 units in late 2025. The rebound indicates continued demand for downtown housing and a healthy multifamily market capable of absorbing new supply.
